What is the range of required setbacks and screening requirements that is common in the industry?

The setbacks are typically determined by the County in which the project is located, as well as by what structures are located in the direct vicinity. For example, a setback of 100 feet from the border of a residential parcel is standard. If the project is in a densely populated area, a setback of 300 feet from the closest residential structure could also be reasonable. One developer responded, “To my knowledge, a 350-foot setback from adjacent residential properties is the biggest setback we have encountered”.
